As construction managers, we can plan, direct, and coordinate residential, commercial, and small industrial structures. Sunlife Village can oversee an entire project or just part of a project and, although we usually play no direct role in the actual construction of a structure, we typically schedule and coordinate all design and construction processes, including the selection, hiring, and oversight of specialty trade contractors.
Sunlife Village can coordinate and supervise the construction process from the conceptual development stage through final construction, making sure that the project gets done on time and within budget.We often work with owners, engineers, architects, and others who are involved in the construction process. Given the designs for buildings we can oversee the planning, scheduling, and implementation of the project to execute those designs.
Sunlife Village offers these Building and Renovation Services:-
- Reviewing of Plan: If you already have your plans, we can review your plans and verify the information is correct
- Developing of Plan: Our talented designers can design a plan from the client's
ideas. As well working from input provided by the Client, Designer or Architect, we develop a preliminary budget with a complete breakdown of costs.
- Building Surveys: Our professional engineer will visit the property and measure all critical dimensions of the building envelope. This includes all physical features including: doors, windows and floor openings, chimney breasts and fire places, staircases, decks, porches, garages and all other significant features and structural elements. Mechanical, electrical and other services will also be located in conjunction with the survey. It is also our practice to take a complete set of digital images to provide an accurate record of the building survey and visual inspection.
- Architectural Drawings (See Drawings Page): From the data obtained in the survey, a comprehensive set of drawings can be prepared. These will generally include all floor plans, cross sections and exterior elevations to a suitable scale for the intended purpose.
- Architectural Construction Drawings & Details: Once the final design has been finally agreed, it will be necessary to produce accurate drawings and details that will be suitable for submission for Building Permit and commencement of construction. These drawings will be fully dimensioned and contain standard notes and legends.
- Building Permit Applications & Other Statutory Approvals (See Permit Applications for more info): Apart from the normal Building Permit Process, it is often necessary to attend the Committee of Adjustment and the Ontario Municipal Board to have minor variances and other zoning matters dealt with. All material and attendance is a service that we are happy to provide.
- General Contractor: With over 40 of construction and renovation experience, we are able to act as your general contractor and take the lead on your project from start to finish.
- Tender Documentation: We can act as a third part overseeing the hiring of a general contractor and reviewing tenders for trades. While it is possible to have the general contractor take care of the complete building or renovation process, it does make more sense to have an impartial, third party to oversee the selecting of the general contractor and reviewing tenders and bids for materials.
- Coordination of Trades and Field Review: Once final decisions are made, the Construction Manager will award the contracts by way of a purchase order or letter of intent. At this point, copies of Insurance and WSIB Clearance Certificates will be collected, and all shop drawings, samples and submittals will be identified and requested from the appropriate subcontractors/ suppliers.The Construction Manager will ensure that each subcontractor has the necessary documents (drawings, specifications, addendums) to properly complete their work. Also included with these documents will be a copy of the preliminary construction schedule.
- Acquiring of Permits: The Construction Manager can prepare forms, documentation, and apply for permits.
- Post Construction Inspections: Upon completion of the project, the Construction Manager will accompany the client in conducting a site inspection of the work performed and prepare a Deficiency Inspection Report. Copies of this report will be distributed to the appropriate trades along with a date by which any/all items are to be dealt with. On this date, the Construction Manager, the client will perform a final inspection to ensure that all items have been addressed. A letter will be distributed to the client and consultant confirming this.
- Very competitive fees. We pride ourselves of providing very professional services yet endeavour to keep our costs as low as possible. We can offer fixed lump sum prices, per diem prices or a combination of both. We will be happy to negotiate all prices.
- Permit Sign offs:
The Construction Manager will then arrange for and attend the final walk-through and sign-off of the Permits with the appropriate Municipal Building Inspectors.
